Bridging Finance

Short-term secured lending for auction purchases, chain breaks, refurbishments, uninhabitable properties, and time-sensitive deals. We arrange both regulated and unregulated bridging loans with completion in as little as seven working days. Whether you need to move quickly on an auction lot, fund a conversion, or bridge to a longer-term exit, we will find the right facility at the right price.

HMO Mortgages

Specialist buy to let finance for houses in multiple occupation. We cover small HMOs, large HMOs, licensed HMOs, Article 4 areas, and properties with up to 20 or more bedrooms. We work with lenders who understand the HMO market and assess applications on rental income potential rather than just personal income.

Student Let Mortgages

Mortgages for properties let to students on assured shorthold tenancies. We cover single student lets and student HMOs near universities across the UK including Durham, Newcastle, and Sunderland. Lender criteria for student lets differs significantly from standard buy to let and we know which lenders offer the best terms.

Specialist Buy to Let

Portfolio landlord finance, limited company buy to let, top slicing, multi-unit freehold blocks, and complex income structures. If your buy to let application is more complicated than a standard single property on personal name, we have the lenders and the experience to make it work.

Under Market Value Mortgages

Finance for below market value purchases, distressed asset acquisitions, and auction properties where standard lenders will not lend on day one. We work with lenders who are comfortable with UMV deals and understand how to structure them correctly.

Adverse Credit Mortgages

Past credit problems do not automatically rule you out of getting a mortgage or investment finance. We work with specialist lenders who look at your full circumstances rather than just your credit score. Whether you have missed payments, defaults, CCJs, a debt management plan, or a previous repossession, we have lenders who will consider your case. The key is finding the right lender from the start rather than applying to mainstream lenders who will decline you, which protects your credit file and saves time.

Development Finance

Ground-up development, conversion, permitted development, and refurbishment finance for experienced and first-time developers. Funds released in staged drawdowns as the build progresses, with loan amounts based on gross development value rather than land value alone. Owner-occupied and investment commercial property finance including retail, office, industrial, warehouse, mixed-use, and semi-commercial. Long-term refinancing solutions that allow you to remortgage onto a term product on day one of ownership, with no minimum ownership period required. The ideal exit strategy for bridging loans and development finance where speed of refinance is critical.
