Commercial Bridging Finance

Commercial bridging is unregulated and typically offers more flexibility than residential bridging on loan size, LTV, property type, and borrower circumstances. What types of commercial property can you arrange finance for?

We cover the full range of commercial and semi-commercial property including retail units, offices, industrial premises, warehouses, pubs and licensed premises, hotels and guest houses, care homes, mixed-use buildings with residential above commercial, and development sites. If you are unsure whether your property type is covered, just call us and we will let you know quickly.

How much can I borrow on a commercial mortgage?

Most commercial lenders will advance up to 70 to 75 percent of the commercial property value for investment purchases and up to 70 percent for owner-occupied premises. For development finance, lending is typically assessed against gross development value with up to 65 to 70 percent of costs covered. Loan amounts start from £100,000 with no upper limit for the right deal.

Can I get a commercial mortgage through a limited company?

Yes, and for investment commercial property it is often the preferred structure. Limited company commercial mortgages are unregulated which gives more flexibility on criteria and terms. We regularly arrange commercial finance for trading companies, SPVs, and holding companies.

Can I get commercial finance with adverse credit?

Yes in many cases. Commercial lenders are generally more focused on the quality of the security, the viability of the business case, and the exit or repayment strategy than on personal credit history alone. We work with specialist commercial lenders who take a more flexible view on adverse credit where the deal fundamentals are strong.

How long does it take to arrange a commercial mortgage?

Standard commercial mortgages typically take four to eight weeks from application to completion, depending on the lender, the complexity of the transaction, and how quickly legal work can be completed. Commercial bridging can complete in as little as seven to fourteen working days where speed is essential.

Do you arrange commercial finance outside the North East?

Yes. We work with clients and arrange commercial finance across the whole of the UK. Our base is in Washington, Tyne and Wear, but distance is never an issue. Most commercial finance transactions are handled by phone, video call, and email, and we have arranged deals from Scotland to the South West.
